- Site description of the property including such topics as location and legal description, site and vicinity general characteristics.
- Review of existing federal, state and city records to report any potential recognized hazardous waste at the subject property from within a one mile radius.
- Historical research of subject property using aerial photography, Sanborn fire insurance maps, city directory, chain of title, historical information on adjoining properties and any additional environmental records.
- Physical sources such as topography, soils and geology, hydrology and 100 year flood zone of the subject property.
- Current usage of site and all adjoining properties based on site recognizance and interviews with persons knowledgeable of the site history.

- On-site recognizance consisting of general site review noting such things as solid waste disposal, surface water, drainage, and will site location.
- Potential environmental conditions detailing any hazards materials used or stored on-site and evidence of release, landfill, above and below storage tanks to indicate the possibility of leakage, asbestos material, lead based paint, mold, or any other additional hazardous materials.
- After the completion of the assessment the final result of a Phase 1 ESA should note any potentially hazardous environmental conditions be identified in connection with the subject property, the concern will be clearly noted in the assessment and documentation supporting the concern will be provided.
- Further specific recommendations regarding additional investigation necessary to evaluate the risk may also be provided.
