CE Phase 1 Consulting conducts and prepares Phase 1 Environmental Site Assessments (ESAs) by well qualified Environmental Site Assessors to identify any potential environmental risks on and around the subject property. ESAs are conducted on site and search up to one mile away in order to give a thorough analysis of the site and surrounding areas. It is intended to provide the most comprehensive information available on the present and prior use and environmental condition of an individual parcel of land without conducing expensive on-site sampling or testing.
Buying Property
The reason why assessments are prepared is due to the fact that most banks, mortgage lenders, and other financial institutions usually require a Phase 1 be prepared prior to financing property. They must feel comfortable before loaning out money to companies and private property owners without knowing the background of any existing structures and or parcels of land that once may have been used for industrial, commercial and or residential usage. Attorneys, real estate brokers, developers, non-profit organizations and governmental entities may also have had ESAs preformed on properties they might be interested in purchasing.
Selling Property
Property owners should also have an ESA preformed prior to selling their property. This is due to the fact that many prospective buyers may require an ESA to feel safer about the investment that they may be making and the possible threat of on-site contamination.
We Work with You
A Phase 1 prepared by CE Phase 1 Consulting usually takes approximately 2 weeks to obtain all of the records necessary to complete. However, the report can be completed on an expedited basis should be necessary.
